Market Update - A Local Perspective

 

New Castle County, DE

In March 2025, New Castle County  saw a 5.7% increase in home sales compared to the previous year, along with a 6.8% rise in the median sales price—from $332,000 to $354,500. Pending sales also rose 6.4% year-over-year.

 

Kent County, DE

In March 2025, Kent County saw no change in the number of homes sold compared to March 2024, while the median sales price dipped 0.3%, from $331,100 to $330,000. The number of homes that went under contract in the third month of 2025 increased 7.6% from 2024.

 

Sussex County, DE

Home sales in Sussex County rose 2.9% in the third month of 2025 compared to the same time last year, while the median sales price climbed 3.2%, from $440,000 to $453,900. The number of pending sales also edged up 1.9% year-over-year.

 

Southern Chester County, PA

Southern Chester County experienced a 13.3% decrease in the number of sold homes for the third month of 2025 compared to 2024 and an 1.5% decrease in the median sales price from $549,700 to $541,380. The number of homes that went under contract in the 3rd month of 2025 decreased 4.3% from 2024.

 

Cecil County, MD

For the 3rd month of 2025, Cecil County experienced a 5.1% decrease in the number of sold homes compared to 2024 and a 1.5% decrease in the median sales price from $340,000 to $335,000. The number of homes that went under contract in the 3rd month of 2025 increased 1.2% from 2024.
